What are measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement service, a certified appraiser measures your home or property with a measuring tool — generally a tape measure or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They may make a rough sketch of the property. Then, the appraiser writes up a report and detailed sketch showing the total square footage and the overall layout of the home. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service needed?

Challenging real estate taxes

Property tax records often reflect inaccurate square footage because the values can come from many sources, and sometimes go unproven — meaning you may be paying for more square footage than you actually own! Unless an appraiser has recently executed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a home or property

A measuring service will ensure that you're paid a fair price for your house. Area is one of the most important elements potential buyers examine when purchasing a home — but since these values are often approximated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of your property as well as the number of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

For agents

To make certain that your client's home sells at a price that appropriately reflects true market value, we advise seeking a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tactic for getting potential buyers interested since they can view the layout and features of the home before and after touring.
